General: Sunwing Vacations purchased a commercial building that required interior and exterior renovations prior to move-in. It was approximately 20,000 square feet and was to house roughly 80 employees in an office environment. Faced with tight time constraints, we adopted a design/fix or design/build approach for this job, providing both engineering design and inspection services, as well as all site works and construction. The scope of the project involved the removal and replacement of various exterior building elements to enhance and update the exterior appearance and improve the performance of the building envolope. Additionally, the scope included the resdesign and rebuild of the interior spaces to create the desired work environment for the firm. Refurbishment, renovation and restoration work of this nature can be unpredictable with hidden defects that can only be realized once the work has begun. Cornerstone's specialty in building science and restoration work effectively assessed these conditions as they arose and provided practical remediation based upon our past experiences. Cornerstone, provided full time supervision of trades and construction labour at time and material rates for the project. This included immediate action in demolition and prep work as required on site, tendering of specialty trade work consultations with the Owner on selection of trades, site coordination of trades, all work, site safety, cleanup and final completion of the project. all project responsibility was handled by Cornerstone, with respect to dealing with project budgets, individual trades, purchase orders, payments, Statuatory Declaration, WSIB, Liability Insurace, and contract related documentation. |
